Your existing lease is likely to include a dilapidations clause which will describe your legal obligation with regard to the general level of decoration and fitments before vacating your building.  This could include whether you need to replace the carpets, remove partitions or re-install lighting and ceilings back to an original Cat A specification.  It can often result in long and expensive disputes between landlords and tenants.

There are usually two options for discharging your obligation:

  • Engaging a contractor to carry out the required works.
  • Paying the landlord a financial settlement rather than commissioning contractors.
